How this started
Lakeside Landing FLX started with one big house, two private docks, and the kind of sunset that makes you rearrange your life around it. We bought it because it was the rare Seneca Lake property that still had real waterfront — not lake view, not lake access, not lake adjacent. Actual shoreline, actual dock, actual 200 feet of shale beach.
A year later, the cottage next door opened up. We bought that too, and called it Smooth Sailing. The math was simple: two homes on the same stretch of water meant we could host reunions that don't fit one house, and we could offer couples a private cottage without compromising the privacy of the big-house guests. It also meant we could start building something more like a hospitality brand than a vacation rental.
We live in Florida. We work in real estate, construction, and luxury service. What we know about running a waterfront property, we know from our own decades on the water. What we know about hospitality, we know from being the kind of guests we want to host — the ones who pay a premium for the better version of the experience, and who come back every year.
What we believe
Waterfront should mean waterfront.
Not “lake view from 300 feet up the hill.” You should be able to put a coffee down on the dock and watch the steam rise off the lake.
The best weekends are the slow ones.
Our minimum stay is three nights, not because we're gatekeeping — because that's when the lake actually starts to work on you.
Hospitality isn't a key exchange.
A real person answers your message. We keep our response time under four business hours. If something's off during your stay, you'll hear from us in hours, not days.
Premium isn't volume.
We'd rather host thirty-five stays a year of the right guests than sixty of the wrong ones. That's the whole model.

When you email stay@lakesidelandingflx.com, you're writing to Ben, Sarah, and the small team we work with in Burdett to keep both properties running the way we'd want them kept if we were the ones arriving on Friday.
We're part of The Hoadley Group — a Florida-based real estate and hospitality family. Our licensed brokerage, Barefoot Realty & Investments (FL BK3222885), handles our real-estate work; Hoadley Construction handles the properties; Hoadley Stays is the hospitality arm that runs the Landing.

House standards
This isn't a legal page. Our full rental terms live on the booking flow. This is the shorter list — the asks that keep the Landing the way we want it, for the next guest and the next decade.
Stay at least three nights.
Our best guests stay four to seven. The lake rewards it.
Treat the dock and the shoreline the way you'd treat your own.
No hard launches on the beach, no trash left at the fire pit, no music past ten.
No parties. No events. No surprise headcount.
What's on the booking is the headcount.
Tell us if something breaks.
We'd rather fix it for you than find it on changeover. We don't charge for reasonable wear.
Come back.
Our best guests become Insiders. Dates two weeks before public, repeat-guest rates, and first right of refusal on future weeks.

Hoadley Stays is one arm of a small group of family-run brands. Guests of the Landing who also work with our real estate team get access to The Circle — our cross-brand benefit program with preferred rates at Sterling Route, SilverSprinter, and any future Hoadley Stays property.
